Though home purchase is an attractive and affordable option these days, increasingly more people are choosing to rent property either as an alternative to buying or as an intermediate stage before making their second step on the path to ownership. So it is worth bearing in mind that good quality rented accomodation is always in demand. How Much Will it Cost Me? We normally charge an agreed percentage of the property rent value plus an initial administration fee. These charges are presented in our Letting Fees Paper. Just ask a member of staff for more details. Should I Inform My Mortgage Lender? It is essential that you obtain permission from your lender before you let property. If you should have any additional questions regarding this then please either ask a member of staff or set up a meeting with one of our Officers. Do I Have To Pay Any Tax? This will vary and will depend on personal circumstances. We recommend that you discuss this with your accountant. What Services do we provide? Expert Advice. We are always available should you require experienced advice about your personal situation. Just make an appointment or ask one of our staff. Preperation and Full Documentation. We will take care of all the legal documentation and paperwork along with all prepatory work. We can also offer you property, contents and rent loss insurance. With our staff you can rest assured that everything is in order before the tenancy commences. Finding and Vetting Suitable Clients. Our experience and good name means that we always have an excess of suitable tenants looking for quality housing. We make all reasonable inquiries and apply for references so that you can rest assured that your new tenants will be acceptable. We can also offer a credit background check for a small fee, usually £25.00 Accounting Services and Rent Collection. We will collect the rent and pay it directly into your bank or building society account. it must be pointed out though, that rent cannot be paid in advance and will usually take a working week for all monies to clear. We shall also provide you with full accounting details at regular intervals, so you need never be unsure of your financial situation. Tenancy Supervision and Property Maintenance. During the tenancy we check to make sure that all tenants are complying with their Tenancy Agreement. We can also handle all necessary repairs and safety checks using our list of known qualified contractors. We will contact you on all such proceedings and keep you informed at every step. You may, of course, handle such arrangements yourself, should you have yur own preferred contractors. With Meridian Property Management, the choice is yours. |
